Choosing the best estate agent to sell your property

 With over 20,000 estate agents in the UK there is no surprise comparable websites now exist to choose estate agents. Comparable companies are primarily based on the number of days on the market and the number of sales. What if you don’t want your extraordinary home on the open market? The number of independent luxury property agents has started to rise as more agents leave larger high-end property agencies to start their own boutique estate agency.   

Do estate agents really care about selling your extraordinary home? 

The first question is what is the estate agent’s incentive to get the best price. Some estate agents simply want the ‘instruction’ to fill in a quota of ‘corporate targets.’ It is common to have an agent ‘pitch’ for the business and then pass you onto another estate agent in their company. Make sure you know who you are hiring.

Do estate agents really have potential buyers?

An estate agent will never give the name of a buyer without a signed instruction. Choose an estate agent based on if you were to choose them to help you find a home like yours. Would you contact them if you were looking for a home you are selling? 

How are they really different?

How will they make your home look the best it can be to attract buyers? Do they have a mailing list of people looking for homes like yours? What will they do differently besides listing the property on the portals?  Are they a boutique estate agency for a certain type of property?

Can estate agents deliver results? 

This will ultimately come down to the price of your home. Any estate agent can sell your home, but not every luxury estate agent can sell your home for a great price, swiftly and discreetly.

If you have already instructed an estate agent should you switch estate agent?

It’s a big decision. It’s tempting to switch to an estate agent who claims to have buyers for your property. Who knows maybe they do? If they really did they would approach the agent selling and do a split fee. (This is very common for high-value homes) The chances are they just want another instruction to put on their ‘books’ and use your home to promote their brand. If your estate agent is not performing, tell them, and be realistic about the price. Dis-instructing an estate agent or hiring multiple agents can make the sale look desperate. Savvy buyers and property buying agents will know the property has just been listed with another agent and buyers are likely to see the property as distressed.
